Florio Perrucci Steinhart & Fader's Sangillo Successfully Negotiates Lease to Assist With the West New York Board of Education's Acquisition of St. Joseph of the Palisades High School

Rochelle Park, N.J. (January 14, 2013) - The West New York School Board of Education recently acquired St. Joseph of the Palisades High School from the New Jersey Schools Development Authority and plans to open the school for freshmen and sophomores of Memorial High School. The new building will be utilized by the school district as a freshman and sophomore academy, accommodating 850 students and alleviating major overcrowding.

The New Jersey Schools Development Authority purchased the property from the Church of Saint Joseph of the Palisades for $12,000,000. Following the closing on December 28, 2012, the New Jersey Schools Development Authority immediately transferred the title to the West New York Board of Education. The 127,113 square-foot facility was a former Catholic High School and includes 35 classrooms, a cafeteria, kitchen and auditorium/gymnasium.

As part of this project, the New Jersey Schools Development Authority will also perform renovations to laboratory space at the existing Memorial High School and to the recently acquired school in order to provide the type of educational facilities needed to help students meet their science education requirements. The district will be responsible for performing any additional improvements to the building and providing furniture and technology upgrades. This deal would not have been possible without the successful negotiation of a lease agreement between the West New York Board of Education and the Church of St. Joseph of the Palisades that was necessary in order to consummate the transaction.

St. Joseph of the Palisades was established in 1931 and managed by the Archdiocese of Newark. Due to budget shortfalls and dwindling student enrollment, the school was closed at the end of the 2008 - 2009 school year. The Church of St. Joseph of the Palisades sold the school to the New Jersey Schools Development Authority, who then in turn sold the building to the school board for $1.
